Do You Need Listed Building Consent?

Yes — any works to a listed building that affect its character require listed building consent from your local planning authority, regardless of whether planning permission is also needed. This includes drilling through external walls, fixing external equipment and any internal works affecting historic fabric. Carrying out works without consent is a criminal offence.

What Makes a Good Listed Building Installation

Outdoor unit positioning: The outdoor unit must go where it cannot be seen from public viewpoints — typically in a rear courtyard, side return or roof area. Front elevation units are almost never acceptable.

Minimal impact on historic fabric: We route pipework through the least sensitive parts of the building — through floor voids and roof spaces rather than across visible historic surfaces. Wall penetrations are kept to the minimum necessary and made good with conservation-appropriate materials.

Sympathetic materials: Fixings, sealants and making-good materials appropriate to the building’s historic fabric — not modern cement mortars on lime-mortar buildings.
