Air conditioning installations in the UK are subject to Building Regulations in certain circumstances. Understanding when regulations apply — and what compliance involves — is part of ensuring a fully compliant installation. Here is a clear guide.
When Building Regulations Apply
Building Regulations apply to air conditioning installations in England and Wales under Part L (Conservation of fuel and power) and Part F (Ventilation). The key trigger point is the size of the system: installations with a capacity of 12kW or more require compliance with Part L energy efficiency requirements and in some cases require submission to Building Control.
For most domestic residential installations — single or multi-room split systems with a total capacity below 12kW — Building Regulations do not require formal Building Control notification. The vast majority of residential installations we carry out fall below this threshold.
Competent Person Schemes
Electrical work associated with air conditioning installations — the dedicated circuit and isolation switch — is notifiable under Part P of the Building Regulations (electrical safety). This can be self-certified by an electrician registered with a competent person scheme (such as the NICEIC or NAPIT). As NICEIC registered contractors, we self-certify our electrical installation work — you receive a Part P certificate as part of the installation documentation without the need to notify Building Control separately.
New Build and Extension Compliance
Air conditioning installed in a new build or extension as part of the original construction is subject to Part L energy efficiency requirements. The Building Regulations set minimum SEER and SCOP efficiency standards for new installations in new build properties. All systems we specify meet or exceed these requirements as a matter of course — modern inverter systems from major brands significantly exceed the minimum efficiency thresholds.
Commercial Buildings
Commercial air conditioning installations are subject to more comprehensive Building Regulations requirements, including energy performance requirements under Part L2 (commercial buildings), inspection requirements and in some cases mandatory Display Energy Certificates. We ensure all commercial installations are compliant with applicable regulations.
